When it comes to building one of our custom homes, we usually begin by meeting with you, the prospective homeowner, to discuss your needs, our building philosophy and how the process unfolds. This meeting is important because it marks the beginning of a mutually beneficial relationship. In the meeting we'll discuss all of the elements of your new home in great detail, including roofing material, sheathing, flooring, cabinets and so on. Once the specs have been developed, we call in our trades people, look at the plans and specs, and put together a bid. Once we have all the bids, we sit down with the homeowners again, arrive at a meeting of the minds, submit the final plans to the local architectural review board and secure a building permit. Once the permit is issued, the real fun begins: that's when we break ground and start the actual building process.
We like for our homeowners to be as involved in the process as possible. Whenever feasible, we bring in homeowners during the rough-in stage and work with the electrician and plumber to choose outlets,switches and the placement of plumbing fixtures. If it's within code, they'll put them wherever the homeowners tell them to. After the rough-in, and as soon as all the inspections are done by the municipality's inspectors, we bring in an independent certified home inspector to look at the wiring and plumbing behind the walls. Most homeowners will not complete a transaction without an inspection by their own certified home inspector. By bringing in our own - who happens to be the toughest home inspector in the area - we get a jump on that process. Once our inspector has blessed the rough-in installations, we move on to sheet rock and insulations, cabinets and paint, floors and molding, appliances and landscaping, and so on, until the house is complete. Throughout the entire process we strive to keep our homeowners involved - including those from out of town. We photograph and videotape various stages and make the images available on our website to keep homeowners up to date. We strongly urge our out of town clients to visit at least once before everything is finished. At every stage of the building process, we conduct our own quality assurance inspections. For example, during the framing, we put an 8-foot level on every stud and on every floor and ceiling joist - everything in the house - to make sure it's level. If not, it's marked for removal and replacement. When the house is finished, we inspect every inch of the house, from bottom to top. We touch every window, every wall, every door, every door lock, everything in the house. Why do we do it? Because we want everything to be as close to perfect as it can be when our homeowners walk in your new front door for the very first time. It takes a lot of skilled crafts people and a lot of hard work to make your house a Passailaigue Home. But for those of us involved at each level, it's truly a labor of love...an effort that involves striving for quality in every inch of every structure...an endeavor that aims to make you as happy with your new home as you can possible be. |
